About
Located directly on Santa Rosa Sound, this elevated home with private pool offers outstanding views of beautiful Santa Rosa Sound, and a large covered balcony on which to enjoy your morning coffee or afternoon beverage and soak in the scenery. Barbecue gas grill on deck. A large backyard leads to steps into the gently lapping waters of the sound, which are ideal for swimming, boating, kayaking and so much more. 6 bikes, 2 adult kayaks and 2 child kayaks provided for guests use!
Entry into the home is upstairs. The kitchen is a nice size with plenty of space for food preparation and a bar area for those wishing to socialize with the chef. The master bedroom offers a king bed and private bath. There is an additional bedroom with one full bed, one twin bed, and a bunk bed with a full on the bottom and a twin on the top. There are two additional bedrooms with one full bed and the other bedroom has one queen bed and there is one additional bedroom with two full beds. These four bedrooms have access to the two common area bathrooms.
The white sands of beautiful Pensacola Beach are a short three to four block walk across the island, about 10 minutes at a leisurely pace. Event friendly for up to 35 people.

Location, Location! This home was clean and nicely decorated. stocked with everthing we needed. (the Bike tires could use air but otherwise everything was great). We enjoyed the Kayaks, beach toys and pool floats...Thanks. The location on the bay was awesome. The kids could get in the water right out front to swim...when they were not busy in the pool. The ride to the beach was short and we spent time jumping in the surf as well. We were close to restaurants, but enjoyed being in a quiet neighborhood for peace and quiet. Lovely, Lovely, thanks!

My husband and I stayed 2 weeks at this home to celebrate my retirement. Our aunt, sister, kids and grandkids joined us for various times during the stay. We had plenty of room and enjoyed the pool every day. We walked to the gulf, baby beach and park. We also enjoyed the kayaks. The location was great, and a quick drive but a little far to walk to all the restaurants. The house is older but very clean. The management company was very responsive to all our requests. Overall I would recommend this for a great family vacation!

This house was absolutely wonderful! It was clean, beautiful, and right on the water. The patio was the perfect place for meals and hanging out. Also just a short walk across the beach! Only cons are it says it sleeps 16 but we really only comfortably fit 13 in there with the small size of some of the beds. Also just note to add toilet paper, paper towels, laundry detergent, and trash bags to your list!

We celebrated the holiday in this house and had a lovely stay. At one point there were 16 of us and everyone had a bed to sleep in. Location was great and the pool looked nice but was a bit too cold for our use. The dock was nice to sit on, but was not a good location to catch fish. The kitchen was adequate, but a second refrigerator would have been nice for a five bedroom house. Plan to bring coolers if you are a large group. Beach was a five minute walk. All rooms have TVs. We would stay here again.

This was a awesome vacation for my family. All of us had a great time and the house was fabulous.Clean plenty of room and plenty of things to do.Pool bicycles and kayaks fishing pier all provided Plenty of household items to cook with along with a washer and dryer!!! The sunrises and sunsets are fabulous.Everyday there were dolphins that swam by also Would definetly give this a 5 star plus Can't wait for next year!!!

We had a great time with enough space for the whole family. The pool was an extra bonus. We had everything we needed supplied in the rental. The only thing that might need to be addressed is the air conditioning in the master bedroom, it was pretty warm in there. Another thing that was that I am not sure if they changed the beds because 3 of the beds had sand in them, so we just used our own bedding. We would recommend this property to our family and friends. We would also stay there again.

Great house right on the bay. We tied our boat up to the homes boat dock. Great view of sunset over the water from the home. This home has everything you could need with plenty of space. The out door fenced in area for our dog was a great addition. Definitely recommend.

We stayed in this house with our two young kids (5&7) and a set of grandparents. The house has an excellent floor plan to accommodate up to three families. I have rented many homes in the past and this one had the best quantity of essentials (towels, pots, utensils, etc.) by a mile! We like to cook most of the time to avoid waits with the kids, but Flounder's is always a must do for us at least once a trip. We pulled our boat there and took full advantage of the bay access. I would highly recommend this property to anyone especially to someone who has never stayed on the sound front. I was nervous to book it ahead of time, but not even halfway through the trip we knew we wanted to reserve this house again. We will be revisiting this property in 2019.

Everything was great. Kitchen well stocked including an Oster blender! Publix Liquor clerk gave us the Bushwacker recipe and helped us pick the right ingredients. The drink was wonderful! I am local and had family visiting from Delaware. We had great conversation in the open kitchen, dining, and great room floor plan that opened to the large lanai. I miss being there!

This was our second time staying at 1205 Panferio. We were blessed with a sunny week, exceptional given the rainy Spring and Summer of 2017. We are a bit anxious this year because two houses are being constructed on the west side of 1205, but the noise was minimal. We plan on renting again.

This is a perfect beach house for families with small children and or dogs, the property is fully fenced. The house has all the conveniences of home and plenty of room. Accessing the water from the beach is difficult for young children because the bottom step is broken and not safe to stand on. The location is great, their is a Trolley stop within easy walk from the property and plenty of restaurants and things to do.

Our family of 13 had such a wonderful time. The property description and location were very accurate. However, pictures do not do it justice. It was much more spacious than we'd thought! Our only complaint was that there were deep holes around the step entrance into the water. And the last step was too slippery and broken. There was a little bit of mildew in the bathroom areas that should have been cleaned before guests arrive. Other than that everything was fantastic and we definitely recommend this property. Especially to families with smaller children! The sandy areas are perfect for them to play in. And no stairs in the house was a relief!

We've stayed at this property twice. It was perfect for our 3 families...6 adults and 2 kids. I regret we didn't bring our kayaks & fishing gear. The dock was perfect & we had a family member bring his boat. So it helped us to enjoy the water.This property is a perfect location-wise to restaurants, Gulf and soundside. Beautiful sunsets abound.

We loved the setup of the house. The completely fenced in yard is great for kids or pets. The large covered patio was perfect for family members who need to stay out of sun but enjoy the water. The pier was great and would be useful for jet skis, boats and kayakes. The futon in the living room needs to be replaced with a comfortable couch. Otherwise, everything was a great experience.

We have stayed in this home twice, we selected it because of the size and bedroom accommodations. Love the kitchen, the patio and fenced in yard. Views of the sound are phenomenal! The only issue, could have been cleaner on check in. Quite a bit of sand on floor. Love the staff at Paradise Vacation Rentals, couldn't ask for a nicer staff! Will definitely go back.

Great rental! We had three families (7 adults and 4 kids) and the place was fine for us. The small kids LOVED the sound access and the accommodations were clean. Easy access to beach too. Only issue we had was with the TV in the master bedroom (no instructs and only able to view one channel). Would definitely stay in the property again.

This House worked Great for a large family. My only complaint is we rented in the off Season and it looked like the house was cleaned a month prior to our arrival. It could have used a touch up.

The cottage was just right for us. Please remind the cleaning people to sweep the patio for incoming guests. Also I forgot to let you all know that the kitchen fan is VERY dusty. I called with several things that needed attention; I hope that those things will be attended to...like the shower/hose outside which leaks and has a handle to switch them back and forth which is unusable and the 2 broken chairs which are dangerous. Otherwise it worked fine for us.

Beautiful property on the Santa Rosa Sound with your on private beach, fishing pier and steps into the water with sandy bottom. House was great with large covered patio and plenty of seating. Fenced in courtyard and yard for pets and bike storage. Paradise Beach Home Rental Agency great to work with. Can't wait to come back.

I was so happy with the friendly staff! The only thing I would change about the property - the living room furniture. The sofa was nice, but the futon was very uncomfortable. The view was outstanding and beach access was easy. Loved the privacy due to the fence! I would definitely stay there again! Thanks!
