Portside Villas #36

What we liked: Perfect location, having the basics there when we arrived (paper towels, etc.), clean condo, lovely view.
What was missing: Throws/blankets and throw pillows (had to use the coverlets from the extra beds to curl up in). A sunshade on the balcony would be great to add as it’s nice to sit out there but no shade at all.
Would we come back? Yes!

This unit is by far the best location on Pensacola Beach. Can watch both sunrise and sunset from the balcony! Easiest beach access.

Only critique was there were no 'beach items' for guests. We flew in and had to buy chairs, an umbrella and some basic toys. Which we left there, so hopefully next guests can enjoy?

The house was decorated nicely and was in the perfect location for the grand kids.Loved having the large two car garage and the grill was very convenient. I would definitely stay here again on a regular basis.

When looking for a rental with two young children, we were hoping for something on the beach so we wouldn’t have to walk far. In the past we have always stayed at a bigger resort with several floors, which has never been fun with babies. This was the best refresh we could have asked for! The beach was super close, the house was very clean, and the patios below and on the beach level were perfect and secluded. We got ample amount of privacy. The two car garage below was even better, especially knowing we were a stairway away from our vehicles rather than having to walk to a parking garage. Being the last house on the beach side was incredible too, mostly because you get the entire side view of the house as well to watch the sunset while you cook dinner! Aside from that, the house was in great condition, the decor was so sheek, and the experience was just lovely. There’s even options for a pretty, decorated table (napkins, napkin rings, place mats), which we set every night just for the fun of it! It’s the little things for me! Will definitely come back!

We absolutely loved this condo and would give it a 9.5/10 if we could rate it! The only downside was the absolutely rude permanent neighbor next door but she was only an inconvenience once. Otherwise, the condo was absolutely perfect for our family! The two car garage is something we love so our cars (and selves) aren’t baking in the sun. Other than the stairs leading up to the condo, we loved that everything was on one floor for my parents in their early 70’s, their elderly dog, and our toddler. For being a 2 BR condo, it was very spacious and extremely well laid out. The furnishings were great, there was everything you could possibly need in the kitchen, and it just felt like home. We utilized both patios above and below, but spent most of our time on the upper patio watching the surf on the rough days and enjoying watching folks fish. The pool was another added bonus for the times the surf was rough. Last but not least, the location is the best you can get! Located next to the dog beach was an awesome bonus for dog lovers. Being the last condo on the beachside by Ft Pickens was great for views, traffic, and the beach crowds - we were the only ones for the whole complex on the beach! I literally can not say enough wonderful things about the whole complex and the cleanliness of the unit. We can not wait to return!!!

Paradise Beach Homes was also wonderful to work with. The booking process was seamless, the instructions on checking in and out were painless, and if I had any questions, the team was happy to answer my questions. I will absolutely be booking with PBH again for our next trip to Pensacola!

Let’s start with the garage. You can fit 2 full size cars in it! I didn’t know this just from looking at it. Once you get inside the garage there are chairs and beach toys to use if you desire. Upon opening the door to the house we were pleasantly surprised. It was like being at home. Every thing you need is in this house!

We loved everything about this condo: the decor and furnishings, the convenient layout and overall storage, overall cleanliness, and the general feel and ambiance of the condo and location. You can’t beat this end location for watching the sunset! Everything was as described overall. Paradise Beach Homes was so friendly and easy to work with and provided excellent customer service. Horizon Beach Service did an excellent job for us with chairs and umbrella. The full-time neighbors were very friendly and nice. Our only feedback is minor and did not affect our enjoyment of our outstanding vacation: I had to rearrange things in the kitchen in order to have room for groceries because all the cabinets, drawers, and shelves were occupied. We had to clean under all the furniture and beds so that our small dog who would fit underneath didn't get hurt. We swept out a piece of glass, half an old chicken tender (I think), and numerous other trash. We would have loved to be able to use the elevator just for unpacking and packing because carrying boxes and luggage up and down the steps was not so easy for us, but we understand that rule, and we knew it going in. We highly recommend this condo and Paradise Beach Service!

Nothing but good things to say. Washer/dryer. 30 second walk to the sand. Great view. Comfortable beds. Full-size fridge with ice maker. Full-size dishwasher. Management company is great and responsive. I don’t think we’ll book any other property in Pensacola when we visit.

This was our 3rd or 4th year staying at Portside Villas #36, and we couldn't have been happier. This is the best location on Santa Rosa Island. You're near all the action (restaurants, etc), but you are also in the absolute last unit on the beach before the state park and Dog Park to your right. It's very private and dark at night - great view of the stars. Accommodations are great, though the furniture and decor is a bit eclectic for my 75 year old Mom who stays with us. My only recommendation to the unit owner would be to switch out the sofa sleeper with a couch that is a little bit more comfortable (maybe a blow up mattress could be left in the closet as a substitute). The couch cushions are on their last leg I think.

Great location. This property is adjacent to the dog park and a few miles from Fort Pickens. We rented for the first time last year and brought our dog. Loved it so we came back again this year. We have found a perfect vacation home for our family and booked again for next year. Place was spotless. We noticed owners replaced a worn recliner in living room and a new clothes dryer. Very much appreciated. This place has a huge balcony with plenty of furniture so we can all sit outside. View of beach from master and main living area. The lower level also has a great seating and eating area and the grill was clean and ready to go. We topped off the propane tank before we used it. Area has great restaurants. We loved the Crabs on the beach place.

We had a wonderful stay at Portside Villas #36. The unit has a very homey feel albeit it's eclectic decor. The unit is well stocked with necessities. It does have a strong musty odor from the moisture of the beach. A humidifier or air freshening system would be advantageous. We purchased small air fresheners and placed them around the house which helped. The unit feels very private and the view is perfection. We will absolutely return.

This rental was absolutely everything we could have hoped for, and then some. We have two young boys, ages 2 and 4, and it was kid friendly and comfortable for all of us! The house is beautifully decorated and has everything you need for a comfortable stay. The only thing we were unsure of prior to our arrival was what exactly would be supplier. So for others wondering the same type of thing, you get one roll of TP per toilet, one roll of paper towels, a couple dishwasher pods, but no laundry pods or detergent. I mention that so others can pack accordingly- it was not a big deal to us, just good information to have in advance! We had a wonderful time and had a beautiful view of the ocean and a comfortable and kid friendly balcony to relax on. The owners also have brita water filters/pitchers in the fridge so you do not need to bring a whole case of water with you, we were able to refill out reusable water bottles! We cannot wait to stay again, it was a perfect vacation, just wish it was longer!

We spend a week or two on Pensacola Beach almost every year. This was our first stay at #36 Portside Villas and it's the nicest of the rentals we've tried so far. Great location, large enough to not get in each other's way, furnished with anything you might need and then some. Recommend it to anyone looking for a unit that comfortably sleeps 4.

It was great as usual. Love the location and privacy.

A lovely home right against the dunes to relax and unwind in. My family enjoyed the pool and tennis courts, as well. The Villa lived up to its description and made for a great family memories

I love the private balconies and beach access.

This house was AMAZING. The kitchen was fully stocked and the garage had lots of beach toys, chairs, and floaties for us to use. The views were astonishing. You can shower and see the water! The beach was beautiful and was never crowded in front of the condo. We brought our dog with us and the dog beach was a minute walk away. Mike and Susie did a wonderful job decorating and the furnature was nice. Our only complaint about the house, location, or beach was the absoultely rude and unkind neighbor that lives in the other half of the dulpex. They didn't come outside much, but when they did they had something to complain about. We will definitely be staying again!!!!!

Our family was just amazed by this home,location and view!!! Its so hard picking a rental online and you are a bit hesitant. This home is everything and more than described!! The beach was never crowded, we got a dolphin show every morning! The house was clean, even though we did some deep cleaning in our down time when it rained and before we left the home!
I cannot say enough about this property and what a great experience we had with PBH! I literally hated to leave. Im ready to return and counting down the days until I do return!!!

This condo was everything and then some. Super satisfied with the location, amenities and overall experience. Have already recommended the property to a family member and would come back again!

I was able to enjoy a nice relaxing vacation. I love the privacy that the unit provided. The solid wall separating the units balconies gave us and the guests next door luxury of providing us both with individual vacations without being part of the other guests' stay.

Portside Villas #36 was a very clean and spacious unit. The Owner and or management stocked the kitchen with tons of brand new spices and condiments for us to use. The kitchen was very lovely and well stocked with the necessities to cook and dine with. The beds were great and the master shower wonderful. We only had one drawback, the couches were not comfortable and need to be replaced. We ate at "Crabs", the food and music were wonderful. We found a really nice gift shop called " Pizzaz". It has wonderful coastal gifts. It rained and was cold the first day, but we didn't mind at all. The ocean view was amazing. The dog beach was a plus for our dog, Buddy and he loved it. Seashell hunting was fun and plentiful. Many Thanks to the owner and management for making our stay wonderful. We will definitionally return. We would love to share some great pictures of our view.....If you like.

Our first stay at more of a private place rather than a resort type condo. Loved it!

We enjoyed our stay, and the rental company was very good with their service. This is the third time we have stayed in this condo. Love the porch!

This was my 6th time renting this unit. The location is great, however, there were some differences from previous stays there. This time, it seems all of the saucepans were removed. So do boil pasta, we had to use a large frying pan. Plus, the Rubbermaid containers were all mismatched. There was only one container with a matching lid. Just weird how the kitchen used to be fully stocked but isn't any longer. We were also told we could check in early at noon, and I confirmed this the day before arrival. They said the unit would be cleaned Friday night. However, we arrived at 1pm and couldn't check-in because the cleaning crew had just arrived at the unit.

We had the best stay! The property was so much more tan we expected. My family loved the location and enjoyed every minute of staying here. The gift bag was so unexpected, but so appreciated after a long drive! We have been coming to PB for many years and will be staying in this townhome next time!

We have been staying with Paradise Beach Homes for the last 7 years. Always happy with the properties and staff. We have stayed here at this property for the last 3 years. Great location, perfect for us and family. Being pet friendly helps also. Look forward to returning next year.

Swimming at the Dog Park Beach daily without loading the dogs into a vehicle. Beautiful flat with perfect deck and views. Inside parking with amenities to ignore and unplug. 40+ft pool 6 ft deep for real swimming. Quiet and convenient to town, and even better forget it is there and relax.

We had such a great time on our "girls trip" - with our dog Annie.
The views were fantastic and the dog beach being next door was very convenient.
There are plenty of beach related items in the garage – chairs & umbrellas and even several bikes, too.
Only regret is we didn’t stay longer.
We’ll definitely be back!

Would stay again

The villa was absolutely beautiful with a spectacular ocean view. The kitchen was equipped very well. The private elevator was extremely helpful getting groceries and luggage to the living area. We will definitely re-book next year.

We enjoyed our week-long stay at Portside Villas 36 from Aug. 1-8th, 2015. It is
A beautifully-decorated, comfortable unit directly on the Gulf of Mexico. We had an issue with the garbage disposal and rental management company was Johnny-On-The-Spot to fix it. The only negative was the neighbor in next door unit who complained to us about a couple of issues.

Great place to stay, the view was wonderful and a short walk to water. Our home was very clean and had everything we needed for our stay. Our only problem was the TV in the main room, we had to leave TV on most of the time or leave it unplug for hours to get it to work. Maintenance looked at the TV and said they would get us another one but never showed up or called, he said TV had been a problem before. But all in all it was a great vacation for our family of eight! Would stay here again for sure!!!

Loved the space, location, and the fact that it is right next to the new dog beach. Loved pool! My only issue is that the living room TV set up is not great (for the price you are paying). If it is raining, you want to watch TV. The size is great but no HD channels so the quality is bad and no external sound so the TV sound is not good.

This unit is right on the beach with easy access and a dog park right next to this end unit. August was super hot but the unit was very comfortable. Our lab loved the extra large balcony and the dog park. The unit wasn't super clean and there are drainage problems in all drains with mold showing in the bathrooms but there were cleaners that I used.

It was amazing; it helped that the weather and water were perfect. The condo is modern, gorgeous, roomy, and in an excellent location. It is a corner unit with no noise other than waves crashing and seagulls chirping. When we called to book, the General Manager was very accomodating by allowing us to book a day short of the minimum nights stay (we were booking about a week before our arrival, so it was unlikely it might have booked at all). We appreciate his flexibility as well as the ability to check in early. We'll be back!

Portside Villas #36 was very nice and right on the beach. Very good view of the water and Ft. Pickens. The two bedroom was spacious and well furnished. I will be back here next year. I have found my place in Pensacola beach.

If I could bring one thing home from my trip, it would be the Porch!!! I could not wait until morning to drink my coffee and listen to the ocean. We had such a nice breeze,even in July. Every thing was so nice, and the staff was so kind to send me a forgotten item. There is no show like the Blue Angels. Peg Legs is always fun. We were so close to the beach and to the Dog Park. The kids enjoyed the pool. I'm ready to go back!!

Everything about this property was wonderful, except when we arrived our cleaning service must have forgotten to clean, because the floors were filthy, the kitchen counters were loaded with crumbs and sugar ants. All furniture looked like it had not been cleaned or dusted in quite some time. This was very unacceptable!!!
